Rent or Buy? The Real Cost of Five Years in North Jersey

Buying versus renting is one of the questions our clients in Bergen and Passaic ask most often. If you're going to pay either way, which makes more sense? The answer starts with looking at where your money goes over time.

Where does your money go when you rent?

Let's take an example from today's market. A typical rent in North Jersey is around $3,400 a month. Over five years, that adds up to about $204,000 paid. And at the end of year five, your equity from that rent is zero. The money did its job, but it didn't come back to you. And rent rarely stands still: it usually goes up every year, so that total tends to be higher.

And when you buy?

Now compare that with buying. On a home of about $535,000, the estimated monthly payment is around $3,900, only about $500 more a month. The difference is that this payment works for you. In five years, your down payment plus the principal you've paid off can add up to about $133,000, even if the home doesn't rise in value. With today's mortgage rates and conservative appreciation, that number can approach $218,000.

Do you need 20% down?

Not always. Programs like FHA let you buy with as little as 3.5% down, and buying a multifamily home in cities like Paterson or Passaic lets you rent out a unit to help pay the mortgage.

When does renting still make sense?

Honesty matters: buying takes more cash up front and less flexibility, and appreciation is never guaranteed. Renting is still the right decision for many people, especially if your time horizon is short.
